TERMS & CONDITIONS

Reservation : All reservations are made under Viangbua Mansion Serviced Apartments terms and conditions. Reservation subject to confirmation of room on a first-come first serve basis. In order to secure a place or room in Viangbua Mansion Service Apartment Chiangmai Thailand during the THAILAND PUBLIC HOLIDAYS, SCHOOL HOLIDAYS & HIGH SEASON (December - April), we strongly advise to make reservation 3 - 6 months in advance, whilst for non festive season & non public holiday 1-4 weeks in advance. High season starts from the month of early December to the end of April. ( Room are always sold out ). To secure a booking: 1. A deposit of 10% of the total cost is required as confirmation of booking, The balance of accommodation charges & other deposits (one month deposit & damages deposit) is payable prior to your arrival date.   2. All reservations and lease agreements are made on a monthly basis. Daily Rental rate applies in the case that guests/tenants check our before one month stay.     Late Booking / Reservation. Late booking & reservation will be subjected to availability of room on a first-come first-serve basis. Acceptance of booking / reservation upon full payment received.   Deposit : Please note that we require a deposit as a security/damages deposit the date you check-in (details of deposit please find at below).  This deposit will be refunded in cash upon departure following settlement of any outstanding account. Daily and Weekly Rent Full payment + Security deposit 200 baht. Monthly Rent ·    If Less than 3 months contract. One month rent deposit + one month rent in advance. ·   More than 3 months contract. Two month rent deposit + one month rent in advance.   We accept payment in CASH or CREDIT CARD (Master & Visa). No service charge applies. TERM / TYPE OF PAYMENT: Online Payment: Walk-in Payment: We accept payment in CASH or CREDIT CARD ( Mastercard & Visa) (No Service Charges Applied) PAYMENT by Cash On-Line OR Telegraphic Transfer (TT) Any Where in Thailand: You can bank-in direct to our Bank Account and fax / email us the bank-in-slip for reference. The actual amount billed will be converted to your own currency by your bank at prevailing market rates. " ALL PAYMENT ORDER / TELEGRAPHIC TRANSFER SERVICE CHARGES WILL BE PAID BY THE CUSTOMER - Viangbua Mansion holds no responsibility for any other extra charges that may be impose by your bank ." (Advance booking / reservation can now settle the first deposit through Credit Card Authorization Form - 5% authorization service charges applies). Please print the form at : Credit Card Authorization Form Cancellation Policy : In the event of cancellation after reservation has been confirmed, the following cancellation charges are payable : 1. If your notification of cancellation is received by us through this web-site, e-mail or fax MORE than seven working days (excluding Sat, Sun, and Thai Public Holidays) prior to check-in date, the cancellation is subject to a 10% penalty from the 1 month deposit.   2. If your notification of cancellation is received by us through this web-site, e-mail or fax LESS than seven working days (excluding Sat, Sun, and Thai Public Holidays) prior to check-in date, the cancellation is subject to a 20% penalty from the 1 month deposit.   3. After we receive the cancellation notice, we will confirm the cancellation and refund the balance payment after any applied penalty to your previously given credit card.   4. In the event of a no-show after 1 day of the arrival date, payment made is non-refundable.

Refunds
There would be no refunds for cancellation after the tour has commenced or for any tours, transfer, accommodation, meals or any other services provided not utilized.

Liability
The company shall be exempted from liability for loss, injury or damage to property or personal accidents, delays irregularities or the occurrence beyond our control.

Possible Changes
It is possible that due to inclement weather or any other unforeseen circumstances that itineraries or routings could be changed. The company will substitute arrangements of the similar standard, should it occur. However no refunds will be available.

We are a Thai's company. All room rates / amounts are quoted in Thai's Baht. The actual amount billed to your credit card will be converted to your own currency by your bank at prevailing market rates. Our rental rates are subject to changes without prior notice.
